Do you know how many pictures your agent has taken and is using? How many pictures are you using to advertise your property if selling yourself?
What I have discovered will blow your mind!
Did you know that some buyers will not even take a second look at a home that doesn’t have at least one picture? I even know buyers that will not look at a home if it doesn’t have multiple pictures or virtual tours.
So my question to you as a seller is, “Are you getting the exposure that you deserve!”
I will have to use my own real estate market as an example because that is what I know. I am sure that every market will have the same problems as we do. I will say that half of all the new listings that go out on our multiple listing services don’t have any pictures.
Can you believe that? When a home comes on the market it should be screaming, “Look at me, I am new!” But what is really happening is, “I would like to look at you but I don’t see anything; just a bunch of words that every other home has.”
I will give some credit to agents who will usually put up at least one picture during the first week. They must be using our MLS service to have the picture taken. I guess and say that a little over half of those will put up one picture within the first two weeks of listing your home.
That still leaves about a fourth of all the listing with no pictures. Keep in mind sellers that it doesn’t cost one penny to post pictures. You need to ask yourself, “If my agent cannot even put one picture up to advertise my property, then what is he or she doing?” My guess is nothing.
That brings me to another point. There is an option to put 12 pictures on our MLS service. How many people do you think use all 12 pictures? I will say about one third of the people that put one picture on will put multiple pictures.
Then there are the few that put virtual tours. I would guess that only about 10% of agents use virtual tours. That is pathetic!
So if you are looking for an agent that will do you a good service, look for one that puts multiple pictures up at least. Also, make sure that they have the pictures posted when your home is first listed. Those first few weeks are the most important time.
